The Future of Estero

The Village of Estero is launching a comprehensive planning study to revitalize the underdeveloped "Old Estero" and Koreshan State Park areas. The Eco-Historic Planning Study will assess local needs and create a master plan to improve infrastructure and quality of life for residents while preserving the area's historical and environmental assets. The goal is to transform the surrounding area into a vibrant, sustainable, and inclusive community through targeted interventions and actionable strategies.

At a community engagement session in March 2026, the Village presented draft strategies balancing development with environmental protection. The study, funded through Lee County's Recovery and Resiliency Planning Program following Hurricane Ian, addresses critical flood vulnerabilities along the Estero River and US-41 corridor. Storm surge mapping shows low-lying areas face increasing inundation risks, with Category 5 scenarios flooding significant portions of the study area over 9 feet above ground.

Community input from 1,736 survey respondents and public meetings revealed clear priorities: 92% identified traffic and congestion as major challenges, while 63% want improved walking and biking trails. Residents emphasized environmental stewardship, with 59% expecting it to guide decision-making. The draft strategies respond with plans to complete the Bonita-Estero Rail Trail (BERT) as a signature trail, formalize 2-3 river access points, improve pedestrian safety crossings, and focus development in targeted areas like the Village Center rather than broad corridor expansion. The plan also addresses the need for diverse housing options, including senior housing to support aging-in-place, and locally-serving businesses that reinforce Estero's small-town character.

For complete details, maps, and the full study presentation, visit the Estero Eco-Historic Planning Study.
